RESUMEN: Este artículo recoge algunas reflexiones sobre las necesidades actuales de quienes compran bienes inmuebles en un mercado cada vez más exigente y altamente competitivo; además, permite conocer el nivel de preferencias, gustos y necesidades del comprador actual. Así mismo, pretende mostrar los cambios que ha presentado la oferta de vivienda en los últimos años en la ciudad de Medellín y analiza el comportamiento del futuro comprador. Para alcanzar este objetivo, se realizaron encuestas en las principales empresas constructoras y comercializadoras de proyectos nuevos en la ciudad, junto a entrevistas en profundidad a expertos. En los resultados obtenidos se evidencia una economía en crecimiento muy favorable para el país, a la par de un aumento en el número de nuevas licencias de construcción aprobadas, nuevos proyectos de construcción, incremento en el número de unidades nuevas vendidas e importantes índices de satisfacción de los usuarios. |

This study shows preference level, predilections and needs of the current buyer. It also aims to show housing supply changes in recent years in Medellin and analyzes future buyer behavior. Surveys in the major construction companies in the city and depth interviews to experts were made to achieve this goal.
