It focuses, on the one hand, on identifying and describing whathave been the fundamental effects of these trends on the social and urban structure of the city of Madrid, and on the other hand, on exposing and analyzing what have been the mainexperiences and discourses created by the actors linked to the neighborhood, with respect to its transformation. Thesedynamics have consolidated the advance towards a model of a dual city, characterized by the polarization of its social and urban structure, formed by a wealthy north-east and a poor and vulnerable south-east. |

Se ha utilizado una metodología mixta, basada en el análisis de datos, el desarrollo de entrevistas en profundidad y la revisión historiográfica. La investigación centra su atención en la transformación de Lavapiés, barrio céntrico de la ciudad de Madrid. Se centra, por un lado, en identificar y describir cuáles han sido los efectos fundamentales de estas tendencias sobre la estructura social y urbana de la ciudad de Madrid; por otro lado, en exponer y analizar cuáles son las principales experiencias y discursos generados por los actores vinculados al barrio, a raíz de su transformación. Estas dinámicas han consolidado el avance hacia un modelo de ciudad dual, caracterizado por la polarización de su estructura social y urbana, formado por un noroeste rico ―que incluye en su interior el centro de la ciudad― y un sureste pobre y vulnerable.Cet article étudie comment les processus de gentrification et de touristification associés à la mondialisation de l'économie, dans le cas de la ville de Madrid (Espagne), ont accru les inégalités sociales. Une méthodologie mixte a été utilisée, basée sur l'analyse des données, le développement d'entretiens approfondis et une révision historiographique. La recherche porte son attention sur la transformation de Lavapiés, un quartier central de la ville de Madrid. Il se concentre, d'une part, sur l'identification et la description des effets fondamentaux de ces tendances sur la structure sociale et urbaine de la ville de Madrid; d'autre part, à exposer et analyser quelles sont les principales expériences et discours générés par les acteurs liés au quartier, à la suite de sa transformation.
